​What is the difference between a Modular home and a Manufactured home?

The primary differences between an industrialized (modular) home and a manufactured home are:
  • the codes to which the homes are built. Modular housing in the State of Texas is constructed to the same codes as site built housing. Manufactured housing is constructed to Federal HUD code standards. 
  • modular homes must be installed on a permanent foundation system;
  • titles are not issued for modular homes. Once installed the home becomes part of the real property; and
  • a municipality may not differentiate between modular homes built under the Texas IHB program and site built homes.

How is a modular home built and how does it arrive on my property?
A modular home is built in a controlled, indoor factory environment, protecting materials from weather-related damage, moisture, and warping. These homes are constructed in sections or pieces, adhering to the same local, state, or regional building codes (such as the [International Residential Code (IRC)]) as traditional site-built homes.  Once the home is completed in the factory the home will be delivered to your property location on a flatbed truck.  The wheels, axles, and hitch will be removed.   

What do I need to know about any restrictions?
Determine the zoning of your property. Contact the city zoning department if you are not sure.
Check the deed restrictions on the property. The city cannot prohibit a modular home constructed under this program from being placed in an area zoned for single-family housing, or a modular office building from being placed in an area zoned for offices. However, you must abide by any deed restrictions and subdivision or architectural controls.

What is the warranty for your Modular home?
The factory has a 1-year warranty and a 1-year congruent warranty for MHOT Construction workmanship. 
After the 1-year is up, we provide you with an extended service policy with a $50 deductible with Home Care Plus.
 

Is there an inspection process for a Modular home?
Pre-pour, Set and Final

While in the factory, an in-plant inspector and a third-party inspector assure that the unit is inspected for code compliance and workmanship. When the unit is brought on site, the city is responsible for all site inspections.
Outside the city limits site inspections are to be performed by a third-party inspector approved by this department, or a licensed architect or engineer. The industrialized builder is typically responsible for assuring that these inspections are accomplished (check your contract). Inspect your home or building thoroughly as soon as you move in.

What is your current lead-time for a typical build? 
At this time, you should have the keys within a 4- to 6-month period. We can’t control the weather or other people involved in the process. Once the home is delivered to the site, our goal is to be on-site for 3 to 4 weeks, depending on your project needs. 

Will your team visit our build site?
Yes. We will visit your property before a contract is signed. We do not like surprises, and neither do you.

I’m interested in viewing a home, but I understand you do not carry any inventory. How do we go about scheduling a viewing?
Once you complete a consultation with us, either face-to-face or by a video call, we will find you a home to view either a current build or a past build.

Does a modular home qualify for traditional lending?
Yes, modular homes qualify for traditional lending—including conventional, FHA, VA, and USDA loans—because they are built to the same local or state building codes as site-built homes. To qualify, the home must be permanently attached to a foundation and treated as real property. We recommend the following permanent lender:  Fairway Independent Mortgage Corporation

Will I need a construction loan?
Yes. The most common method for financing new modular construction, which converts from a construction loan to a permanent mortgage upon completion. We recommend a local bank in Crawford for the construction loan.

Does a modular home appreciate in value?
Yes, well-maintained modular homes on permanent foundations generally appreciate in value at the same rate as site-built homes, allowing for standard, comparable, and appraisals. Their appreciation, like traditional housing, is driven by location, market conditions, and regular maintenance.
